Meet with Lender

The mortgage lender will provide you with the most up-to-date information on available loans, interest rates and pre-qualification. It is important to understand your budget before selecting a lot and floor plan.
 
Harriett Elkins with Envoy Mortgage is our preferred lender and is located here in Columbus. The builder will pay $4000 towards your closing costs with Envoy.

Initial Consult

During this meeting we would discuss available lots, floor plans and the standard amenities included with the build. If you are working with a Realtor it is important they attend the meeting with you.

Pre-Contract Meeting

It’s not always necessary, but sometimes we may need to finalize floor plan details and pricing on any upgrades. It is imperative that any changes are in writing to prevent mistakes or confusion..

Contract

Once you have selected you floor plan, lot and changes/upgrades, it is time to put it all together in a contract. This would be completed with your Realtor or a representative from Donald Bowles, Inc. A construction deposit would be required at this time.

On-Site Meetings

During the construction process you will meet with your Realtor and the builder on site to discuss details and any questions you may have.

Inspection

Your new home will go through a series of inspections from the city/county during the construction process. As we near the completion, you are welcome to also conduct a separate inspection by hiring an independent, certified and approved home inspector.

Walk-Through

One week prior to the completion of your new home there will be a final on-site meeting with the builder or his representative to go through the house to point out any cosmetic issues, paint, surface scratches, etc. which will be touched up or repaired before closing.

Closing

When the city/county grants us the certificate of completion and the loan process is complete, we will close the property with Perrin Nicolson, a local attorney. At the closing you will receive a 1-year Builder’s Warranty, contact information for the subcontractors, a 1-year termite bond and a print out of your decorative selections.
